New TRID Rule For Future Closings

 

In an effort to keep our clients and followers informed about the latest updates in the real estate industry, we would like to share with you some new information given to us by Brandon Taitano of West Coast Escrow that may mean the end of 30 day closings.

Effective October 3, 2015, closing timeframes may be affected by the following due to new TRID Guidelines:

  •  Walk-throughs – potential credits that may arise
  •  Appraisals – stringent standards
  •  Credits and requests for reduced/waived fees at the last minute
  •  Changing the Title Insurance Underwriter
  •  Loan and appraisal contingency dates

Prompt communication to the lender and escrow is essential in preventing delays.
